Buying a Stillwater home is simple, and completely different from what is commonly the nightmare of having a custom home built on-site. Gone are the ‘estimates’ or budgets that only seem to go up, subcontractors that decide to not show up and don’t call, and schedules that constantly get pushed back. The professional team at Stillwater Dwellings helps manage the entire process for you: from coordinating site work contractors to permitting, transportation, and installation. Your home is built in a state-of-the-art manufacturing facility while your site work is being completed.

Our prices include every aspect of your home, from the floor structure to the roof, lighting fixtures to plumbing fixtures, and carpet to countertops.

Not included is the land, the site work (foundation, utilities, etc.), transportation, window blinds/shading, landscaping and any ground floor decks, patios, walkways, and steps. Remember, we help coordinate it for you every step of the way, but allow you to pay for it directly, avoiding any additional markup.

Overall Time Frame

From first contact with us to final cleaning, we can have your home ready to move-in in about 3-6 months, depending on local permitting and site work. Custom or modified homes will take longer.

Permits

A Stillwater Project Manager or architect will assist you with obtaining the necessary local permits. Permitting for the factory portion of the construction will be handled by Stillwater, and is included in the price of the home.

Site Preparation

Most of our homes are designed to use a typical footing & stem wall foundation. Your Stillwater Project Manager will assist you in finding a qualified local contractor to install your foundation, and complete all necessary utility work. We coordinate and assist the management of all the work, but allow you to contract and pay for this directly.

Off-site Home Construction

All of our homes are built off-site, in state-of-the-art manufacturing facilities. We partner with Guerdon Inc., a well-establisted and financially stable factory in Boise, Idaho. Their facilities are climate controlled, and use a consistent, high-caliber workforce of carpenters and tradesmen. This ensures that your home is built to the highest quality possible: no weather damage, no inconsistent sub-tier subcontractors, and the most plumb and square walls you can imagine. All State and Local building inspections are done in the factory. This process takes approximately 3-6 weeks.

Transportation

Each module is completely wrapped in shrink-wrap protection, and loaded onto a specialized semi-truck trailer and driven to your site. Depending on your location, transportation usually takes 1-3 days. We coordinate and manage the transport, but allow you to contract and pay for this directly, avoiding any markup.

Installation & Finish Detailing

Depending on the size and make-up of your home, we may need to use a crane to lift and place your home. If the home is small enough, the crew can use specialized rollers to move your home from the trailer onto the foundation. Once set on the foundation, the crew attaches the home to the foundation and other modules using seismic strapping and hold-downs. All utilities are connected by licensed contractors, and are inspected by local City/State/County inspectors. Installation usually takes 1-3 days.

Inside, a ‘Finish Detail’ crew completes the drywall at all connecting points and carries out touch-up painting. On multi-module homes, we have carpet, hardwood floors, and appliances installed on-site. Our button-up crew performs a comprehensive quality control punchlist to make sure every aspect of your home is completely ready to move in, and then we perform a comprehensive final cleaning and detailing of your home. Finish Detail usually takes 1-4 weeks.

Stillwater Dwellings includes the installation & button-up crew cost in the prices of our homes. We coordinate and manage a crane if required, but allow you to contract and pay for it directly, avoiding any markup.
