The Stillwater Dwellings Process

We have developed a highly efficient three-phase design and construction system. Our team of professional architects and project representatives personally guide you through the straightforward process from the first day you contact us until the day you move in.

The First Step

Undoubtedly, you have questions or would like additional information. The first step is to email or give us a call. We understand you are in the process of discovering how you would like to move forward with building your new home and we are happy to provide you with all the information you need to make an informed decision. We are available to answer any questions.

Phase 1

Design and Pricing

You work closely with a team of Stillwater architects and project representatives to select and develop a design best suited for your site, budget, and wish list. After a comprehensive site visit by a Stillwater Project Representative, Stillwater conducts an analysis of zoning and building permit requirements and helps site the home on your property. Our architects then develop complete plans incorporating necessary modifications along with a comprehensive specification document detailing materials, options, and finishes. Upon completion of the documentation, Stillwater produces a price for the components provided by Stillwater Dwellings as well as a cost estimate for all elements of the project provided by others.

Initial Meeting

Once you’ve decided to move forward with Stillwater Dwellings, you will sit down with our team of architects and project representatives to identify a design that meets all your wishes, fits your budget, and is best suited for your site. We will discuss customization options as well.

Site Visit

A Stillwater Project Representative will then conduct a free, comprehensive site visit to analyze zoning and building permit requirements as well as help with the placement of the home on the property.

Design

Stillwater architects then develop complete plans, incorporating your modifications along with a comprehensive specification document that details materials and finishes. The Stillwater Interior Designer will meet with you to discuss your finish package options and interior preferences.

Pricing

Upon completion of the design; Stillwater provides an estimated price for the components provided by Stillwater Dwellings and a cost estimate for all on-sight elements of your project.

Phase 2

Engineering & Permitting

(Component Package Agreement)

Upon formalization of a Home Purchase Agreement, based on the pricing established in phase one, the final design, engineering, and permitting begin. Stillwater architects develop final detailed floor plans and oversee the production of engineering and permit drawings. Project representatives work with their local building departments and agencies to apply for customary permits. The building contractor will use the final engineering drawings to refine many of the on-site related costs.

Permitting

Project representatives work with your local building department and agencies to apply for customary permits.

Site Visit

Based on plans and specifications established in Phase 1, Stillwater Architects develop a final floor plan and oversee production of engineering and permit drawings.

Phase 3

Fabrication & Construction

Your home will begin production at a climate controlled manufacturing facility. The Stillwater team will work closely with the local contractor to finalize all related costs and the contractor will schedule the site work and begin work on the foundation, driveway, and utility hookups. Fabricated components will be shipped to the site, and installed according to the plans.

Updated Pricing

Stillwater will update your project pricing based on the current market cost factors as well as any changes to the design and specifications.

Fabrication

Your home will begin production in a manufacturing facility.

Contractor

The Stillwater team will work closely with a contractor to finalize their related costs. The contractor will schedule site work and begin work on the foundation, driveway, and utility hookups.

Final Construction

All fabricated components will be shipped to your site and installed by the contractor according to Stillwater plans.

Move-In Day

After a final walk-through with a Stillwater Project Representative, your new home will be ready for move-in day.
